How to get a mortgage - or remortgage - in Faversham

Faversham is a market town in Kent, situated 10 miles west of Canterbury, 26 miles southeast of Rochester and 26 miles northwest of Folkstone. It is thought that a settlement on the site of Faversham has been around since pre-Roman times.

Between the 17th and 20th century the town was the centre of the explosives industry. The town is also home to several breweries, one of which was set up in 1698 and claims to be the oldest brewery in Britain. The market in the town is still held each week and this the longest running market in Kent, running for over 900 years.

Faversham Stone Chapel is amongst the landmarks in the town. It is the remains of the Church of Our Lady of Elwarton, an ancient monument. Another landmark is Faversham Parish Church which is a Grade I listed building on the site of the old Faversham Abbey. The central area of the town is historic and attracts visitors with its Georgian style.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Don’t apply for credit with old issues still active

Issues such as bankruptcy and county court Judgements stay on your file for six years, so wait until this time period is over before applying for mort credit.

You increase your chances of success if these have been removed from your file after the set time period.

Variable Rate Mortgage

There are two main types of mortgage – fixed rate and variable rate. The ‘fixed’ and ‘variable’ element of mortgages is the interest rate which is affected by the Bank of England base rate. With a variable rate mortgage, you cannot predict how much the interest rate will increase or decrease, hence it is considered a more risky option.

The rate is decided by the lender. If your rate decreases your repayments will be lower and hence you will save money. However the opposite can happen so you need to make sure you can afford higher repayments if you choose this type of mortgage.

Mortgage Broker Tips for the Conveyancing Process

If a family member or friend is providing you with any of the finance towards your home purchase in Faversham, make sure your solicitor has all the information in good time.

If there is a loan or a gift, your solicitor may need proof of funds, relevant documentation and a proof of ID. If they do not have this, you may find yourself ready to exchange but not able to go ahead. Furthermore, your mortgage lender may not be happy to lend where there is an unregistered interest (i.e. the financial interest of your relative or friend) over the property.

They will want to know if this is going to be a gift or a second registered charge. As you can see this is prone to getting complicated and can affect whether or not you decide to proceed. If you can get everything underway and sorted out as soon as possible, you will be in a better position to make an informed decision from the outset.
