How to get a mortgage - or remortgage - in Forest Gate

Forest Gate is an area of Newham Borough, 7 miles north-east of the capital's centre. It lies between Stratford to its west and Manor Park to its east and Westfield shopping mall is 1.5 miles away as is the Olympic Park of 2012 fame. You can learn to dance Swing at Swing Patrol (Hampton Road) or, if you're really brave, take a tumble down the ArcelorMittal Orbit slide in the Olympic Park mentioned in Stratford.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Get on the electoral roll – you're unlikely to get credit if not

Being on the electoral roll will not only improve your credit score but more importantly is normally necessary to be granted credit at all.

If you're not on the roll, a credit agency's score might indicate that your credit rating is excellent, but in practice, you won't normally be granted credit if you apply because of fraud scoring, Lenders invariably use the electoral roll to check IDs and addresses.

Repayment Mortgage

All residential mortgages are repayment mortgages as opposed to interest-only mortgages. The mortgagor, typically over a 25-year time period, makes regular monthly payments which involve a portion being made to pay off the interest on the loan and a portion used to pay off some of the capital.

The mortgagor, as time progresses, pays off an increasing amount of the capital. At the end of the term, assuming all repayments are made, the loan is fully paid off. Repayment mortgages have the advantage that you are developing a larger equity stake each month and this can make it easier to get a cheaper mortgage deal in the future.

Mortgage Broker Tips for the Conveyancing Process

Consider booking your searches as soon as you have an offer accepted

If you're buying a property with a mortgage, your lender will normally expect you to book four standard property searches (local authority, environmental, chancel indemnity and drainage) and you are advised to get searches anyway so you have as much information on your property as possible.

Although you could choose to delay getting your searches to space out your conveyancing-related payments, you are more likely to save time on your conveyancing if you do not.

Your solicitor needs the information detailed in the searches as part of their extensive checks on the property you're looking to buy. As soon as they have this, the quicker they can carry these out and the sooner you'll be able to exchange contracts with the vendor, all going well.

Should you or the vendor choose to pull out of the sale for any reason, the searches can be sold on to any other prospective buyer of the property in question.
