How to get a mortgage - or remortgage - in Harlow

Harlow is a new town in Essex County on the Hertfordshire border and is also a local government district. It is a mix of a commercial and residential area, with many leisure options. Harlow Town Park is a 71 hectare park well-used for recreation and enjoyment. There are many attractions such as Harlow Greyhound Stadium, in Roydon Road, where you can have a great night out while watching greyhounds racing. The Gibberd Garden in Marsh Lane is a large garden with numerous sculptures dotted around and is great to explore; kids enjoy themselves by looking for particular exhibits and hidden items.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

New to credit and want to increase your score? Get a credit card – and use it wisely

If you haven't had credit before, you won't have a very high credit score. You can help this by taking out a credit card and paying out a small amount on it each month (such as a subscription to Netflix). Ensure you set up a direct debit to repay the full amount each month so you don't get involved with having to repay the money subject to a large APR.

You don't have to ever use the card to take out money – this is very expensive and will actually hurt your credit score – and each time you make a repayment, your credit score will incrementally improve.

Joint Borrower Sole Proprietor Mortgage

A person may wish to buy a home but their salary multiples may mean that they can't get a sufficiently large mortgage to do so. One strategy they can use is to make a joint application for a mortgage, involving someone who can get a mortgage, and that other person then does not appear on the legal title. A joint borrower sole proprietor mortgage is the term for the mortgage the pair apply for.

There are legal risks involved in this strategy and at the very least, both participants are well advised to draw up a deed of trust to protect their individual interests.

Mortgage Broker Tips for the Conveyancing Process

Selling? Consider ordering your own local authority search

  • One of the conditions that a lender imposes on a buyer buying a property with a mortgage is that the buyer must purchase a local authority search. Additionally, cash buyers often buy this search for their own peace of mind.

  • The local authority search takes the longest to be returned; anything from 1 week/10 days to 6 weeks and beyond sometimes.

  • A seller can therefore pre-empt this by buying their own local authority search, which they can then sell onto a prospective buyer.

  • They also benefit by being notified of any planning orders etc.
