How to get a mortgage - or remortgage - in Havering

Havering is a London Borough in east London, just over 19 miles from the capital’s centre. The main town in the borough is Romford and the other main settlements are Upminster, Rainham and Hornchurch. The borough contains a mix of residential areas with high streets at their centre with a major retail and entertainment centre at Romford as well as a number of pleasant open spaces. Landmarks and attractions include the 18th century Langtons House and gardens and the Diver sculpture in Rainham.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Get on the electoral roll – you're unlikely to get credit if not

Being on the electoral roll will not only improve your credit score but more importantly is normally necessary to be granted credit at all.

If you're not on the roll, a credit agency's score might indicate that your credit rating is excellent, but in practice, you won't normally be granted credit if you apply because of fraud scoring, Lenders invariably use the electoral roll to check IDs and addresses.

Repayment Mortgage

All residential mortgages are repayment mortgages as opposed to interest-only mortgages. The mortgagor, typically over a 25-year time period, makes regular monthly payments which involve a portion being made to pay off the interest on the loan and a portion used to pay off some of the capital.

The mortgagor, as time progresses, pays off an increasing amount of the capital. At the end of the term, assuming all repayments are made, the loan is fully paid off. Repayment mortgages have the advantage that you are developing a larger equity stake each month and this can make it easier to get a cheaper mortgage deal in the future.

Mortgage Broker Tips for the Conveyancing Process

Be wary of going on holiday

You should consider avoiding going on holiday until your conveyancing is finished, even if you instruct your solicitor to progress things in your absence.

You may have to take a particular decision, find out some information or carry out some other action resulting from your conveyancing. This may become very complicated if you are abroad. All of this can lead to delays.

At the very least, you should ensure that you've already provided your solicitor with your proof of ID & proof of funds and that they know you are away, when you are coming back and how to contact you.
