How to get a mortgage - or remortgage - in Knaphill

Knaphill is an urban village in Surrey County which is near to Woking, Brookwood and Chobham. It has a shopping area and pubs. Attractions include Mizens Railway, a narrow gauge railway popular with children (and adults!) which also has a large duck pond and picnic area and other diversions, and both Chessington World of Adventures and Legoland Windsor are within easy travelling distance.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Unused credit cards and store cards? Cut them up!

Access to too much available credit that you don't use at all can negatively impact your credit rating. In other words, the difference between taking a small amount of credit on a card and then paying it off correctly is preferable to having the card but not using it at all. The best thing to do with credit cards and store cards that you don't use at all is to destroy them.

Conversely, you shouldn't 'max out' any one credit card – you are better off using less than 50% of available credit on any one card and taking on another one if you are maxing one out to spread your credit (ensuring that you pay down the card which you max out of course!). Additionally, dormant bank accounts which have good credit histories are best left open – these can benefit your credit score.

Interest-only Mortgage

Your repayments for an interest-only mortgage only go towards paying for the interest on the loan. The actual loan capital has to be paid off using one or more other investment vehicles, such as an endowment fund – it does not work like a repayment mortgage, where you develop an increasing equity in the property over time.

Interest-only mortgages are only open to commercial mortgage applicants, including, most notably, those looking to buy to let.

Mortgage Broker Tips for the Conveyancing Process

By getting all of your signed documentation in to your solicitor in advance, you will get a better chance at a quick conveyancing process in Knaphill.

Until your solicitor has your mortgage deed, signed contract, transfer deed, ID and other relevant documentation, they will not be able to exchange. This is not helped by the fact that some documents must be posted.

If this is the case, send as much correspondence as you can in one go and always do so via recorded delivery. This way, you can track the documents, find out when they were received and who signed for them. Lost documents can slow down the process and be very frustrating for all, especially if you have to wait for replacements for originals!
