How to get a mortgage - or remortgage - in Ladywell

Ladywell lies within London's Lewisham Borough and is a mainly residential district with excellent open spaces such as Blythe Hill. It is in South East London and has a number of shops and cafes.

One such open space is Hilly Fields park: it boasts a nature reserve, playground, cafe, cricket pitch and tennis courts, truly something for most tastes. Ladywell Arena athletics track is an attraction for those who take their athletics training seriously.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Pay off debt rather than moving it around

'Robbing Peter to pay Paul' does not work as a longer term strategy.

It's much better to work on reducing your debt bit-by-bit rather than looking for a short-term fix.

Variable Rate Mortgage

Variable rate mortgages are such that repayment rates can change, up or down, because the interest rate that the repayment figure is calculated on can change.

The interest rate at the outset is likely to be cheaper than for a fixed rate mortgage, however you are well advised to have sufficient room for manoeuvre in your finances to be able to accommodate an increase in the repayment rate. You can overpay or leave the arrangement at any time without penalty.

Mortgage Broker Tips for the Conveyancing Process

Getting financial help towards your deposit from a family member?

To save yourself delays in the conveyancing process further down the line:

1 The family member must decide whether it's a gift or a loan.
2 If it's a gift, you must ensure that the person gifting fills out a gifted deposit letter with the correct information.

The correct information must be set down and the letter must be signed by witnesses. The giver will also have to provide ID and proof of funds. If the giver isn't a family member, you must tell your mortgage lender as this can sometimes cause issues.

For further information about these matters, including a useful template, please click on Gifted Deposit Letter
