How to get a mortgage - or remortgage - in Luton

Luton is a large town in Bedfordshire and, along with nearby Dunstable and Houghton Regis, it forms the Luton/Dunstable urban area. Luton is 20 miles east of Aylesbury, 30 miles north-northwest of London, 22 miles from Milton Keynes and 14 miles west of Stevenage.

Luton has a thriving town centre (it hosts the largest one-day carnival in Europe). Attractions include nearby Whipsnade Zoo and safari park in Dunstable, which offers great family entertainment, and Dunstable Downs, with their great vistas of the Chiltern Hills.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Struggling to make repayments? Ask the lender if you can reduce the amount

If you are 'treading water' and struggling to make all your repayments, you may want to contact your creditors to arrange – even if temporarily – to reduce the repayment amount(s).

Your credit score is much less likely to be harmed if you continue to make reduced payments rather than defaulting on any.
Top Mortgage Lenders

Self-employed mortgage

Getting a conventional mortgage can be a huge challenge for those self-employed because of difficulties in establishing adequate proof to a lender that their business is sound and trading well and that future prospects will bring in enough to make the necessary monthly mortgage repayments.

Self-employed mortgages are specifically aimed at this group and normally require applicants to provide at least 2 years' worth of company accounts, SA302s or tax returns and possibly evidence of future work lined up. Click to find out more about Self-Employed Mortgages

Mortgage Broker Tips for the Conveyancing Process

Selling your property? Complete all the required property forms and collect all the required information and return it to your solicitor as soon as possible.

As a seller, the best way you can save time in the conveyancing process is by getting all the information your solicitor needs to them as soon as possible – your tasks are 'front-loaded'!

Anyone buying or selling a home firstly has to prove their ID to the solicitor representing them but a seller you have to complete property information and fixtures and fittings forms (as well as a leasehold information form, if relevant) and return them to your solicitor along with your original title deeds and other relevant information.

This may seem a lot to do, but once you've finished these tasks to the best of your ability, your solicitor can fully devote themselves to making the remaining conveyancing process run efficiently.
