How to get a mortgage - or remortgage - in Pinner

Pinner, in London's Harrow Borough is an affluent area located 12 miles north west of Central London. It is in Brent and Harrow Constituency for the London Assembly but is allied with Ruislip and Northwood as a parliamentary constituency. Pinner has wide tree-lined streets, large houses and flat conversions in attractive Edwardian buildings.

Pinner has, notably, the lowest crime rate in London. It has a very pretty Grade II listed mansion called Pinner House, the facade of which was built in 1721. Pinner has held an annual street fair since 1336, when Edward III granted it a Royal Charter. It's perenially popular, perhaps because, according to the charter's rules, if the fair isn't held one year, the right to hold it will be lost(!)

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Sort out any issues on your credit report

You must first obtain an up-to-date credit report to check how your credit worthiness is viewed. If you have been rejected for credit, you need to check your files immediately to work out the reason why. Otherwise, you may continue to apply for credit for which you continue to be declined. This cycle, of itself, worsens any credit problems.
Top Mortgage Lenders

First time buyer mortgage

First time buyer mortgages are any types of mortgage specifically marketed at first time buyers. They might for example be Help to Buy Mortgages or cashback mortgages (where the lender makes some cash immediately available for your home move when you take out the mortgage).

Mortgages specifically marketed at first time buyers are likely to be those which eliminate as much uncertainty regarding matters such as repayments as possible, so the certainty, for example, of fixed rates is likely to be favoured more than variable rate repayments.

Mortgage Broker Tips for the Conveyancing Process

If you're buying, getting a structural assessment (Building Survey) of your property in Pinner from a RICS Surveyor is key and can save you £1,000s by highlighting defects that can be shared or negotiated with the seller.

All too often buyers choose to not get a Building Survey thinking that their Mortgage Valuation will cover them for this. Sadly the mortgage valuation doesn't highlight structural defects or risks.

Once you realise this and then choose to get a Building Survey you may find that you are pushed to get this done in time for exchange of contracts because you have waited so long. This is especially annoying as your conveyancing solicitor needs some of the information from the survey to complete your legal work.

The best advice for fast conveyancing in Pinner is to book your Building Survey at the same time as you instruct your conveyancing solicitor

Surveyors are in high demand at the moment and bookings can often take 7 to 10 days and then the report 3 to 5 days after that so the sooner you book, the quicker you'll know if there are any defects with you property - plus you'll be set for a fast conveyancing completion!
