How to get a mortgage - or remortgage - in Princes Risborough

Princes Risborough is a picturesque small town in Buckinghamshire at the base of the Chiltern Hills. Risborough was originally a royal manor at the time of the Domesday survey of 1086.

The town's St Mary's Church dates from the 13th century, although it has been extensively restored more than once. Princes Risborough has been featured several times in films and television series (e.g. Jonathan Creek, Inspector Morse, Midsomer Murders and Double First). It is also a place where the red kite, a magnificent bird of prey can often be seen.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Get a credit card – but use it wisely

Contrary to what many think, those who don't have credit cards tend to be regarded, all other things being equal, as a higher risk than those who have them - but only use them wisely.

The key is to keep your credit to manageable levels, make your repayments on time and don't use your credit card as a cash card apart from in an emergency - this can affect your credit rating very negatively!

Fixed Rate Mortgage

For these types of mortgages, your repayments are fixed at an agreed rate for set period. You gain by knowing that the repayment figure won't change during the period and so you'll know exactly what money you have to have in your account to ensure your repayments are made.

The disadvantage is that the fixed rate is normally higher than for a variable rate mortgage. Additionally, if you want to leave the deal early, you may have to pay a very large early repayment charge (you don't have to do this with a variable rate) - this might be 3% of the whole loan - and when the fixed period ends, your loan is normally converted to one where repayments are determined by the lender's standard variable rate.

Mortgage Broker Tips for the Conveyancing Process

Selling your property? Complete all the required property forms and collect all the required information and return it to your solicitor as soon as possible.

As a seller, the best way you can save time in the conveyancing process is by getting all the information your solicitor needs to them as soon as possible – your tasks are 'front-loaded'!

Anyone buying or selling a home firstly has to prove their ID to the solicitor representing them but a seller you have to complete property information and fixtures and fittings forms (as well as a leasehold information form, if relevant) and return them to your solicitor along with your original title deeds and other relevant information.

This may seem a lot to do, but once you've finished these tasks to the best of your ability, your solicitor can fully devote themselves to making the remaining conveyancing process run efficiently.
