How to get a mortgage - or remortgage - in Ramsgate

Ramsgate is a seaside town in Kent, in Thanet district, which came to the fore as a seaside town in the 19th century. The modern town's main industries are tourism and fishing, in keeping with its large and attractive coastline. The town is home to the Shrine of St Augustine, credited as bring Roman Catholicism to England, who became the first Archbishop of Canterbury in 597 and in the same year founded St Augustine's Abbey in Canterbury (now ruined). Landmarks include the Hugin Viking longship in Pegwell, a gift from the Danish Government, the 18th Century Townley House and the church of St Laurence-in-Thanet, originally built in 1062. Ramsgate has a 700 berth marina.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Lower your credit utilisation ratio

The credit utilisation ratio is how much credit you've taken up as a portion of how much credit you've been offered. Your credit score will generally rise the lower this ratio is. As a general rule, you should always keep the ratio below 50% overall and considerably lower if possible.

If you have more than one credit card you should also be aware of the utilisation ratio overall and per card, because credit reference agencies take all the measure into account.

Capped Mortgage

Capped mortgages give security to a mortgagor in that mortgage repayments cannot rise above a certain rate. They are a type of variable rate mortgage and although they cannot vary upwards (in repayment costs) beyond a certain point, payments are allowed to fall when the index itself falls.

Mortgagors can therefore benefit from the surety that they won't have to pay out more than a certain agreed monthly sum but also from any fall in the underlying index (such as the Bank of England base rate).

Mortgage Broker Tips for the Conveyancing Process

By getting all of your signed documentation in to your solicitor in advance, you will get a better chance at a quick conveyancing process in Ramsgate.

Until your solicitor has your mortgage deed, signed contract, transfer deed, ID and other relevant documentation, they will not be able to exchange. This is not helped by the fact that some documents must be posted.

If this is the case, send as much correspondence as you can in one go and always do so via recorded delivery. This way, you can track the documents, find out when they were received and who signed for them. Lost documents can slow down the process and be very frustrating for all, especially if you have to wait for replacements for originals!
