How to get a mortgage - or remortgage - in Shrewsbury

Shrewsbury is a historic market town and the county town of Shropshire and is in the West Midlands. It has a town centre which has a largely unaltered medieval street plan and over 660 listed buildings. Landmarks and attractions include the Public Library, the Quarry (a riverside park) and Copthorne Barracks among many others.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Don't use your credit cards to withdraw cash

You should only ever withdraw cash using a credit card in an emergency.

It's very expensive and worse, lenders view it as proof that your money management skills are poor: it is recorded on your credit file.

Endowment Mortgage

Endowment mortgages are traditionally associated with interest-only mortgages and so are only open to non-residential investors such as those looking to buy to let.

Your monthly repayments pay off the interest on the loan only with an interest-only mortgage and don't address payment of the capital. The endowment element works by you paying into an endowment fund and part of your payment is put towards life cover (if you die, the capital is paid off). The endowment fund itself is an investment fund which you invest in monthly and which is intended to grow, during the mortgage period, to become large enough on surrender at the end of the period to cover the capital.

The risk – and controversy surrounding these products – concerns the fund not growing sufficiently to cover the full capital amount such that there is a shortfall which has to be made up.

Mortgage Broker Tips for the Conveyancing Process

Communicating using the fastest and most efficient methods can really speed up conveyancing in Shrewsbury.

The last thing you want is to be ready for exchange but still be waiting on outstanding documents. To avoid unnecessary delays, if you have a question for your solicitor, the quickest thing to do is pick up the phone. Emailing with scanned attachments can be faster than posting documents.

If you do need to send any documents, make sure you use recorded delivery. This will avoid the horrible situation that the documents are lost in the post and you have to wait for replacements.
