How to get a mortgage - or remortgage - in Surrey


Surrey is one of the home counties in England's South East, which border Greater London. It touches the counties of Kent, East Sussex, West Sussex, Hampshire and Berkshire. It is a highly affluent county where many millionaires live. Its principal town is Guildford, where the University of Surrey is based.

It contains two theme parks; Thorpe Park and Chessington World of Adventures. No credit history? Take out a small loan and repay it completely

If you've no credit history, your credit score will not be excellent because you'll have no track record of paying back a loan correctly. So you might want to take out a small loan – with small repayment amounts – and pay the loan back on time.

Once you've paid back the loan successfully, this will be reflected in an uplift in your credit score.

No Deposit Mortgage

No deposit mortgages are designed such that the applicant gets a 100% loan to value (LTV) from the lender without having to provide the normal 10% deposit.

The applicant must, however, have an associate (most often a family member) who provides security for the mortgage loan normally by either agreeing to leave a sum of money in a linked account for a set period of time (the lender controls the account during that time period) or by putting up their own house as collateral.

If the mortgage holder defaults on repayments, the lender can remove funds from the linked account or force the associate to release value from their own home to make up the shortfall.

Mortgage Broker Tips for the Conveyancing Process

One thing you can do for fast conveyancing in Surrey is to opt for Monday as your completion date, when you get your keys and move into your new place.

Understandably, Fridays are the most popular days for completions - people then have the whole weekend to make their new place as shipshape as possible before going back to work on Monday. The trouble is, there's a fair chance that your conveyancing solicitor may well have other completions to do on Fridays and will be very busy already.

Therefore if you decide to opt for a Monday for completion - or indeed, just not a Friday! - your solicitor is more likely to be less busy and therefore more able to 'pull out all the stops' to help you to complete quickly, making sure all the transfers are carried out and so on.

So for a fast conveyancing move think about completing Monday to Thursday!
