How to get a mortgage - or remortgage - in Tunbridge Wells

Tunbridge Wells, often known as Royal Tunbridge Wells, is an affluent large town in a borough of the same name in Kent County in south east England, around 35 miles south-east of Central London. Landmarks include the Pantiles, with its chalybeate spring (natural water containing sorts of Iron) and also the Millennium Clock in the town's centre, which is 5 metres high. Additionally there is the lovely Dunorlan Park open space.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Be realistic when you apply for any credit

A failed application for credit on its own can lower your credit rating. You should therefore be quite clear about your credit-worthiness – and in particular your ability to pay back any capital loaned – before you apply for any credit.
You should avoid multiple failed applications for credit and, if you have a failed application, wait at least 3 months before you make another application.

Self-employed Mortgage

Self-employed mortgages are mortgage loans which are specifically aimed at people who are self-employed; this group traditionally has experienced challenges when applying for mortgages.

Self-employed applicants can normally access exactly the same range of mortgage products as anyone else, however their initial challenge is to prove that they have the income necessary to make the accompanying repayments. They need, for example, 2 years' worth of company accounts, SA302s or tax returns and possibly evidence of future work lined up.

Mortgage Broker Tips for the Conveyancing Process

Book your home buyers survey as soon as you have your offer accepted.

Getting a RICS home buyers survey is always recommended because you get an expert opinion on whether a property you want to buy has any defects which may give you grounds to bargain for a lower price with a vendor or even pull out.

Once you have instructed a RICS surveyor, it may take perhaps up to 10 days before they can carry out their inspection and then they may take five working days (or more) to get the report back to you. You should therefore keep delays to a minimum by booking your survey as soon as possible.
