How to get a mortgage - or remortgage - in Walworth

Walworth is a district in London's Southwark Borough in South London, around 2 miles south east of the capital's centre. There are numerous different styles of property in the area along with excellent shopping facilities and open spaces, such as Pasley Park and Pullens Gardens. Landmarks include the Pullens Buildings and St Peter's Church.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Dissolve any links to old partners

You should ensure that any links you have with old partners are removed – otherwise if they have a bad credit rating it will affect yours in turn.

You do this by contacting the relevant credit reference agency and asking for a notice of disassociation.
Top Mortgage Lenders

Family Deposit Mortgage

Family deposit mortgages typically involve a close associate, normally a family member, placing money into a linked special savings account which is used as security against a mortgagor not making repayments on the mortgage loan.

If the mortgagor does default, the lender can look to make good any shortfall by taking cash out of the account in question, which it controls. One incentive for the associate is that savings interest is payable on the account in question so if the mortgagor does manage to make the correct, timely repayments, then, beyond locking up cash for some years, the close associate will have helped the mortgagor to buy a home while gaining interest on their savings and for no other cost.

Mortgage Broker Tips for the Conveyancing Process

Getting financial help towards your deposit from a family member?

To save yourself delays in the conveyancing process further down the line:

1 The family member must decide whether it's a gift or a loan.
2 If it's a gift, you must ensure that the person gifting fills out a gifted deposit letter with the correct information.

The correct information must be set down and the letter must be signed by witnesses. The giver will also have to provide ID and proof of funds. If the giver isn't a family member, you must tell your mortgage lender as this can sometimes cause issues.
