How to get a mortgage - or remortgage - in Albury


Albury is a village in Guildford Borough in Surrey, around 4 miles from Guildford town centre and is within the 'Surrey Hills Area of Outstanding Natural Beauty'. It has three hamlets associated with it - Farley Green, Little London and Brook. The green areas between these settlements are called Albury Heath, Foxholes Wood and Albury Park. Farley Heath in Albury parish has remains of a Romano-Celtic temple in it.

The nearest rail station, 3 miles away, is Chilworth, which is on the line linking Reading and Redhill/Gatwick Airport. Guildford is two stops away, where a change gives the option of direct trains to London Waterloo. By road, the A25 is very near and gives access to Guildford. Guildford has the A3 running through it; this connects London with Portsmouth.

Fixed rate mortgage

The advantage is that you can budget for the repayment more easily, although a variable rate mortgage might initially be cheaper. You are well advised to be wary of leaving this type of mortgage before the fixed term has finished because early repayment charges are notoriously expensive. When the fixed term has finished, the repayment interest rate converts to the lender's standard variable rate (SVR) but you can organise another fixed rate with the lender or take up an offer from another lender.

If you're buying a property with a mortgage, your lender will normally expect you to book four standard property searches (local authority, environmental, chancel indemnity and drainage) and you are advised to get searches anyway so you have as much information on your property as possible.

Although you could choose to delay getting your searches to space out your conveyancing-related payments, you are more likely to save time on your conveyancing if you do not.

Your solicitor needs the information detailed in the searches as part of their extensive checks on the property you're looking to buy. As soon as they have this, the quicker they can carry these out and the sooner you'll be able to exchange contracts with the vendor, all going well.

Should you or the vendor choose to pull out of the sale for any reason, the searches can be sold on to any other prospective buyer of the property in question.
