How to get a mortgage - or remortgage - in Darlington

Darlington is a market town situated 25 miles south of Newcastle Upon Tyne and 16 miles west of Middlesbrough. It was home to many Quaker families in the 19th century, who are responsible for much of the towns progess in the Georgian and Victorian era.

Darlington is famously known for being the birth town of modern railways. As a result, the Darlington Railway Centre and Museum is a key feature of the town.

Darlington's most famous landmark is the clock tower which was built in 1864 as a gift from the industrialist Joseph Pease. The clock tower still stands today and is often open for tours.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Keep you credit rate at a satisfactory level

It is a good idea to keep up your credit rating because if your rating drops you might find yourself having to pay higher APRs on further credit or are offered lower sums of money when you apply. To keep up your credit rating simple keep making timely repayments!

Variable Rate Mortgages

The two main types of all mortgages are fixed rate mortgages and variable rate mortgages. The variable element of a variable rate mortgage is the interest rate, but unfortunately you cannot predict when or by how much the interest rate will change. This means it could be considered a more risky option in terms of sudden rises in rates forcing you to make higher repayments.

On the plus side, you can benefit from a fall in rates and the initial rate is likely to be cheaper than it would be for a fixed rate mortgage. You should only opt for this mortgage if you don’t mind the risks involved and can accommodate them.

Mortgage Broker Tips for the Conveyancing Process

If a family member or friend is providing you with any of the finance towards your home purchase in Darlington, make sure your solicitor has all the information in good time.

If there is a loan or a gift, your solicitor may need proof of funds, relevant documentation and a proof of ID. If they do not have this, you may find yourself ready to exchange but not able to go ahead. Furthermore, your mortgage lender may not be happy to lend where there is an unregistered interest (i.e. the financial interest of your relative or friend) over the property.

They will want to know if this is going to be a gift or a second registered charge. As you can see this is prone to getting complicated and can affect whether or not you decide to proceed. If you can get everything underway and sorted out as soon as possible, you will be in a better position to make an informed decision from the outset.
