How to get a mortgage - or remortgage - in Devon

Devon is a county in South West England and Exeter is its county town. It has two coastlines with both cliffs and sandy shores and the county has many seaside resorts and fishing ports on the coast whereas inland, terrain is rural and predominantly hilly. The coastal towns and seaside areas of Torquay, Paignton and Brixham are known popularly as the English Riviera.

Population density is low compared to many other counties. The county also contains Dartmoor, the largest open space in southern England. Adjoining counties include Cornwall, Somerset and Dorset.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Struggling to make repayments? Ask the lender if you can reduce the amount

If you are 'treading water' and struggling to make all your repayments, you may want to contact your creditors to arrange – even if temporarily – to reduce the repayment amount(s).

Your credit score is much less likely to be harmed if you continue to make reduced payments rather than defaulting on any.
Top Mortgage Lenders

Self-employed mortgage

Getting a conventional mortgage can be a huge challenge for those self-employed because of difficulties in establishing adequate proof to a lender that their business is sound and trading well and that future prospects will bring in enough to make the necessary monthly mortgage repayments.

Self-employed mortgages are specifically aimed at this group and normally require applicants to provide at least 2 years' worth of company accounts, SA302s or tax returns and possibly evidence of future work lined up. Click to find out more about Self-Employed Mortgages

Mortgage Broker Tips for the Conveyancing Process

Buying a leasehold property? Request your vendor to get their management information pack when your offer is accepted.

Your solicitor needs to examine the leasehold management information very carefully as it deals with matters like service charges and how well the freehold has been run.

Very frequently the freeholder or managing agent may take weeks to compile and return the material which may form the basis of enquiries from your solicitor which in turn need to be answered.
