Egham is a town in Runnymede Borough in Surrey and is 19 miles west south-west of Central London. Magna Carta was signed in nearby Runnymede and the town, within Englefield Green, contains the Royal Holloway College of the University of London. It has a pleasant town centre with independent shops as well as high street chains. Nearby attractions include Windsor Castle, Windsor Great Park and Thorpe Park.

Mortgage Broker Tip

Get on the electoral roll – you're unlikely to get credit if not

Being on the electoral roll will not only improve your credit score but more importantly is normally necessary to be granted credit at all.

If you're not on the roll, a credit agency's score might indicate that your credit rating is excellent, but in practice, you won't normally be granted credit if you apply because of fraud scoring, Lenders invariably use the electoral roll to check IDs and addresses.

Repayment Mortgage

All residential mortgages are repayment mortgages as opposed to interest-only mortgages. The mortgagor, typically over a 25-year time period, makes regular monthly payments which involve a portion being made to pay off the interest on the loan and a portion used to pay off some of the capital.

The mortgagor, as time progresses, pays off an increasing amount of the capital. At the end of the term, assuming all repayments are made, the loan is fully paid off. Repayment mortgages have the advantage that you are developing a larger equity stake each month and this can make it easier to get a cheaper mortgage deal in the future.

Mortgage Broker Tips for the Conveyancing Process

If you're buying, getting a structural assessment (Building Survey) of your property in Egham from a RICS Surveyor is key and can save you £1,000s by highlighting defects that can be shared or negotiated with the seller.

All too often buyers choose to not get a Building Survey thinking that their Mortgage Valuation will cover them for this. Sadly the mortgage valuation doesn't highlight structural defects or risks.

Once you realise this and then choose to get a Building Survey you may find that you are pushed to get this done in time for exchange of contracts because you have waited so long. This is especially annoying as your conveyancing solicitor needs some of the information from the survey to complete your legal work.

The best advice for fast conveyancing in Egham is to book your Building Survey at the same time as you instruct your conveyancing solicitor

Surveyors are in high demand at the moment and bookings can often take 7 to 10 days and then the report 3 to 5 days after that so the sooner you book, the quicker you'll know if there are any defects with you property - plus you'll be set for a fast conveyancing completion!
