How to get a mortgage - or remortgage - in Folkestone

Folkestone is a coastal town on the English Channel in Kent. It is situated 20 miles south of Canterbury, 18 miles southeast of Ashford and 60 miles southwest of Margate. The town is on the southern edge of the North Downs in a valley between two cliffs. It is thought that the town has been occupied since the Mesolithic era.

Landmarks in the town include its harbour, that has greatly diminished in use since the opening of the Channel Tunnel. The harbour is now famous for the ‘Harbour Arm’ that has cafes, pubs and live music. The cliffs around the beach are also a notable sight within the town with the Martello Tower standing on them. There are a couple of famous landmarks outside the town: The Battle of Britain Memorial and the Kent Battle of Britain museum. The latter is the oldest Battle of Britain museum in the United Kingdom.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Remove financial links to old partners

This applied to both life partners and business partners: your credit rating can decrease because of the suspect credit history of someone you have previously had shared accounts or finances with.

Write to your credit reference agency and ask for a notice of disassociation.

Interest-only Mortgage

This type of mortgage is purely directed at paying off the interest on your loan. You pay off the capital yourself using another investment vehicle and your monthly repayments are to pay off the interest. For a repayment mortgage the interest can decrease, however with this type the interest rates never reduce. However initially your payments are lower than that of a repayment mortgage.

Interest-only mortgages are now purely the preserve of commercial clients such as those buying to let. This type of mortgage is not for residential customers.

Mortgage Broker Tips for the Conveyancing Process

By getting all of your signed documentation in to your solicitor in advance, you will get a better chance at a quick conveyancing process in Folkestone.

Until your solicitor has your mortgage deed, signed contract, transfer deed, ID and other relevant documentation, they will not be able to exchange. This is not helped by the fact that some documents must be posted.

If this is the case, send as much correspondence as you can in one go and always do so via recorded delivery. This way, you can track the documents, find out when they were received and who signed for them. Lost documents can slow down the process and be very frustrating for all, especially if you have to wait for replacements for originals!
