How to get a mortgage - or remortgage - in Tooting

Tooting, a South London district around 5 miles south south-west of London's centre, has excellent street markets and great open spaces. In summer, Tooting Bec Lido offers a chance for people to cool down when the sun is at its peak and Tooting Common and nearby Wandsworth Common are great places to walk around. Tooting has an bustling indoor street market about 2 mins away from Tooting Broadway tube station. Tooting Tram & Social (formerly the Tramshed) on Mitcham Road is an excellent pub music venue with a great PA and also hosts open mic comedy nights.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Pay all your bills on time

Late payments, even if only by a few days, can affect your credit rating negatively

Wherever you can, set up automatic repayments via direct debit and standing order. Make sure you make at least the minimum repayment where relevant and if applicable.
Top Mortgage Lenders

Joint Borrower Sole Proprietor Mortgage

Joint borrower sole proprietor mortgages enable mortgage applicants who do not have the affordability to get a mortgage on their own to team up with someone who is able to get a mortgage to secure the appropriate loan, then the latter person does not appear on the legal title.

It is advisable to draw up a deed of trust to protect each individual party's financial interest when buying a house in this way.

Mortgage Broker Tips for the Conveyancing Process

Get all your signed documentation to your solicitor in advance, if you want to give yourself more chance of a faster conveyancing process in Tooting.

Your conveyancing solicitor can't exchange contracts with the other side until they receive your mortgage deed, transfer deed, signed contract and so on. Originals of these documents, or at least some originals may be required by your solicitor and if so, you may need to post them.

It's a good idea, if you have to use Royal Mail, to send as much correspondence as you can together and make sure to use recorded delivery. This way, the documents can be tracked and you can find out when your mail was received and who signed for it. This is never best left to chance - you might lose your documents, which will slow down your conveyancing considerably and you will have to wait for replacements, into the bargain.
