How to get a mortgage - or remortgage - in Upminster

Upminster town is east of central London by around 17 miles. It has a good mix of shopping and residential areas. Its proximity to Hornchurch allows for many cultural activities to be enjoyed (large theatre and arts spaces), also, Romford is close, with its many entertainments. Upminster has a smock windmill in St Marys Lane which is one of only nine surviving windmills in Greater London. For families, a great time can be had in Thames Chase, a community forest located next to Pike Lane. There are plenty of play spaces, country walks and an excellent coffee shop.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Take out a prepaid card to help your credit record

You can improve your credit rating by taking out a credit builder prepaid card. You normally have to pay a nominal monthly fee, perhaps £5, which you have to keep paying for 12 months.

When you've made all your repayments over the 12 months, the company issuing the card adds an entry to your credit file stating that you successfully repaid a debt. Additionally, you don't need a credit reference to take such a card out – this is because you're not borrowing on it.

Tracker Mortgage

Tracker mortgages are a type of variable rate mortgage and their interest rate tracks another rate, which is normally the Bank of England base rate.

Because the rate these mortgages track can move about, what you repay can go up and down and you should plan for this accordingly.

Mortgage Broker Tips for the Conveyancing Process

Selling your property? Complete all the required property forms and collect all the required information and return it to your solicitor as soon as possible.

As a seller, the best way you can save time in the conveyancing process is by getting all the information your solicitor needs to them as soon as possible – your tasks are 'front-loaded'!

Anyone buying or selling a home firstly has to prove their ID to the solicitor representing them but a seller you have to complete property information and fixtures and fittings forms (as well as a leasehold information form, if relevant) and return them to your solicitor along with your original title deeds and other relevant information.

This may seem a lot to do, but once you've finished these tasks to the best of your ability, your solicitor can fully devote themselves to making the remaining conveyancing process run efficiently.
