How to get a mortgage - or remortgage - in Willesden

Willesden is an area in north-west London in Brent Borough, with many different styles of property and is around 5 miles north-west of the capital's centre. Landmarks include the Willesden Library and Willesden Jewish Cemetery.

Notting Hill is comparatively near, with the wonderful Portobello Market, and you can also visit the Museum of Brands, Packaging and Advertising in Lancaster Road, described by one reviewer as 'a hidden gem'.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Keep credit usage low

Lenders always look at how much credit is available to you as well as your outstanding balances.

If the amount of available credit you can access is low, lenders can take the view that you aren't looking after your finances successfully. You should always try to keep credit balances below 50% of the total credit available to you.

No Deposit Mortgage

No deposit mortgages are designed such that the applicant gets a 100% loan to value (LTV) from the lender without having to provide the normal 10% deposit.

The applicant must, however, have an associate (most often a family member) who provides security for the mortgage loan normally by either agreeing to leave a sum of money in a linked account for a set period of time (the lender controls the account during that time period) or by putting up their own house as collateral.

If the mortgage holder defaults on repayments, the lender can remove funds from the linked account or force the associate to release value from their own home to make up the shortfall.

Mortgage Broker Tips for the Conveyancing Process

For fast conveyancing in Willesden, the trick is to choose the right solicitor from the outset.

  • Whilst this may seem like an obvious one, it's not just the standard of reviews that means a solicitor is good. It is also the volume of work.
  • You need someone who values high communication levels and will work with your best interests in mind at all times. If a solicitor is overworked, your case may get overlooked, which can increase the chance of delays and poor prioritisation of clients.
  • At SAM Conveyancing we aim for completion within 6-8 weeks. For us, we make sure your deadline is as achievable as possible.
