Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Fast Conveyancing Tips

Instructing a solicitor even before your offer has been accepted can hugely speed up the conveyancing process.

By instructing a solicitor as early as possible, you have already made a headstart into working towards completion. By the time your offer on a Albury property has been accepted, your solicitor can have your documents in place, have conducted all financial checks and online ID that must be carried out and the seller will see how intent you are on completing in good time.

The process will be as smooth as possible and your organisation could increase your chance quick completion.

Conveyancing Costs in Albury

The solicitors' fees for buying a home vary dramatically depending on whether you Conveyancing-Costs.pngapproach an online conveyancing solicitor, a high street conveyancer or a solicitor introduced by your estate agent.

The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:

For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).

For sellers: office copies, title plan and management information (if selling a leasehold property).

It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen solicitor or conveyancer.

Which property searches do you need?

Buying a home can be a large investment in itself. The high value of the property should indicate the degree of care needed to investigate if there are any risks or threats to the property and the surrounding area that could affect the value of your investment.Local-Authority-Search-LtQUT4.png

Ordering searches from the Guildford Borough Council is the best way to reveal if there are any hidden secrets or possible issues with the property. These can include pollution, subsidence, planning permissions, preservation order, radon gas seepage, liability to pay money to the church for disrepair and flooding risks.

We always recommend you book at least four searches; environmental, local authority, drainage and chancel repair. These may flag up additional recommended searches such as Mining, HS2 and Flood Risk Report which your solicitor can advise you on.

You can find out what searches you need when moving home by reading - Property Searches - What searches do you need?
