Get a credit card – but use it responsibly

People who don't have credit cards tend to be regarded, all other things being equal, as a higher risk than someone who manages credit cards responsibly.

The key is to keep your credit to manageable levels, make your repayments on time and, to save yourself money, don't use your credit card as a cash card apart from in an emergency!

Tracker Mortgage

These are a type of variable rate mortgage and the interest rate varies according to another interest rate which it tracks – most often this is the Bank of England base rate – and is a few per cent higher than this. The arrangement normally lasts for a set time period, most often between 2 and 5 years.

You benefit by having cheaper repayments if the tracked rate falls and lose out if this rate rises. You should investigate to see if your lender can increase the rate even if the underlying rate doesn't change. You should also be wary if there are large repayment charges if you choose to leave the product before the end of the fixed period.

Brixton Mortgage Broker Insider Tips

If you're buying, getting a structural assessment (Building Survey) of your property in Brixton from a RICS Surveyor is key and can save you £1,000s by highlighting defects that can be shared or negotiated with the seller.

All too often buyers choose to not get a Building Survey thinking that their Mortgage Valuation will cover them for this. Sadly the mortgage valuation doesn't highlight structural defects or risks.

Once you realise this and then choose to get a Building Survey you may find that you are pushed to get this done in time for exchange of contracts because you have waited so long. This is especially annoying as your conveyancing solicitor needs some of the information from the survey to complete your legal work.

The best advice for fast conveyancing in Brixton is to book your Building Survey at the same time as you instruct your conveyancing solicitor

Surveyors are in high demand at the moment and bookings can often take 7 to 10 days and then the report 3 to 5 days after that so the sooner you book, the quicker you'll know if there are any defects with you property - plus you'll be set for a fast conveyancing completion!
