How to get a mortgage - or remortgage - in Hartlepool

Hartlepool is a pleasant town that lies on the coastline of the North Sea. It is situated 8 miles north of Middlesbrough and 17 miles south of Sunderland. Founded in the 7th century, Hartlepool was home to many monks and nuns as the Hartlepool Abbey was established in 640. In 649 St. Hilda was appointed the second abbess of the abbey. It is unknown what happened to the abbey, but to this day St Hilda’s Church has been built in its place.

The port of the town is thought to have been first used in the Middle Ages. In 1833 the port was extended and by 1900 it became one of the three busiest ports in England.

The Middleton Grange Shopping Centre was opened by Princess Anne in 1970. The growth in the number of shops meant the unemployment rate dropped where it had previously risen after the Second World War. The shopping centre is still open and has many common high street stores.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Get a credit card – but use it wisely

In general, people view those who have a credit card and use it responsibly, paying it off regularly on time, as more trustworthy than those who do not have a credit card at all. This trust means lenders are more likely to lend to people who have credit cards.

Managing your credit card badly can have a huge effect on your credit score. Keep your credit at manageable levels and never take cash out from your credit card (unless it is an emergency)!

Fixed Rate Mortgage

A fixed rate mortgage is almost self-explanatory – your interest rate is fixed. This means if the Bank of England base rate suddenly increases, your interest rate will stay fixed. In other words, the Bank of England base rate has no affect on your rate.

The disadvantage of this type of mortgage is if the base rate decreases, yours will stay high. It is a risk you have to be willing to take. Initially fixed rate mortgages tend to have a higher interest rate that variable mortgages but it gives you the security of knowing exactly how much your monthly repayments will be.

Mortgage Broker Tips for the Conveyancing Process

Selling? Deal with any issues which are likely to appear on a survey before you market your property

A cautious buyer is more likely to book a RICS home buyers survey which is likely to show up any potential or actual defects your property may have.

If there are any, these may give a prospective buyer grounds either to bargain with you for a reduction in selling price or even to pull out of buying. At the very least you may end up wasting time as a result.

You should therefore call in a professional to remedy any structural issues you may have such as damp – the cause might often be damaged roofs or window frames or leaking pipes.
