Ensure you make your payments early to protect your credit score!

If you're in the habit of paying your bills late, this is likely to affect your credit score negatively – and the converse is true: paying your bills on time boosts your rating.

And remember that if you're actively trying to boost your score e.g. by paying a household bill on time, you'll only enjoy the boost if your name is on the bill.

95% mortgage

As they sound, 95% mortgages involve a lender granting you a loan equal to 95% of the full purchase price of a home to enable you to buy it. You might look at these if you are looking to buy a property but do not have sufficient savings for a standard-sized deposit of 10% of the asking price.

The downside is that you have to take out a larger mortgage, which is likely to be more expensive in terms of interest rate levied on the loan. Additionally, house prices need only fall 6% for you to find yourself in negative equity.

Mablethorpe is a pleasant seaside town on a sandy shore in the East Lindsey district of Lincolnshire. It's existed for many centuries, although the sea reclaimed part of it in the 1540s. It was the site of the first lifeboat station, built in 1883.

Attractions include an award-winning beach, a sand train, a seal sanctuary and a wildlife centre. It also hosts the Dunes Theatre and the Dunes leisure complex.

Mablethorpe Mortgage Broker Insider Tips

Buying a home? Consider instructing a solicitor before anything else!

When you're looking to buy a home, it's a given that you'll be using a conveyancing solicitor (unless you're willing to risk a vast sum of money without the benefit of legal protection and expertise!).

Because the solicitor has to set up a file for you and you have to fill out forms and prove your ID/source of funds etc., the sooner you can do this, the more time you can save.

You do not have to have even picked out a property and made an offer at this stage! Ideally, you'll have applied for a mortgage and received a mortgage in principle, so you'll be in a position to look for houses within your budget range.

Matters like booking your mortgage valuation, booking a survey and getting searches can only occur once you've had an offer accepted, however instructing a solicitor is not dependent on this.

One advantage of this approach is that when it comes to putting in offers to vendors, telling them that you've already instructed your solicitor shows them that you're 'ready to go' and likely to be on the ball regarding the progress of any sale and a faster completion.
