Cancel out old addresses and accounts from your file

Old addresses – and accounts linked to old addresses – can play havoc with a mortgage application because of problems with ID checks.

You should ensure that old accounts are properly closed and that active accounts are linked to your present address.

Repayment Mortgage

These are now the only type of mortgage open residential home buyers. As they sound, you repay the mortgage by paying back some of the interest each month as well as some of the capital you've been loaned. The mortgage is fully repaid once you've successfully made all the monthly payments for the whole term (traditionally 25 years).

Repayment mortgages are distinct from interest-only mortgages, where you simply pay back the interest on the mortgage loan each month and at the end of the mortgage period, you repay the capital with money you've saved elsewhere. Monthly repayments are therefore cheaper than for repayment mortgages, however there's no set vehicle for saving up the capital to be repaid.

Tolworth is an area of south west London near to both Surbiton and Kingston. It has a considerable history – with a mention, for example, in the 1086 Domesday Book and more latterly was one of London's areas which suffered extensive bomb damage in World War II, both in the Battle of Britain and later, from a number of V1 flying bombs.

Lovers of David Bowie's music might know that he launched his Ziggy Stardust stage show at the Toby Jug pub in the area in February 1972 and many other very popular musicians of the time played there, including Led Zeppelin, Genesis and Black Sabbath.

The area is mainly residential – with some large roads running through it – however attractions nearby include Rose Theatre, Kingston; Chessington's World of Adventures; Sandown Park and Kempton Park racecourses; Kew Gardens, Brooklands Museum and the Harlequin's stadium (The Stoop) for those who like rugby.

Tolworth Mortgage Broker Insider Tips

If a family member or friend is providing you with any of the finance towards your home purchase in Tolworth, make sure your solicitor has all the information in good time.

If there is a loan or a gift, your solicitor may need proof of funds, relevant documentation and a proof of ID. If they do not have this, you may find yourself ready to exchange but not able to go ahead. Furthermore, your mortgage lender may not be happy to lend where there is an unregistered interest (i.e. the financial interest of your relative or friend) over the property.

They will want to know if this is going to be a gift or a second registered charge. As you can see this is prone to getting complicated and can affect whether or not you decide to proceed. If you can get everything underway and sorted out as soon as possible, you will be in a better position to make an informed decision from the outset.
