Get a credit card – but use it responsibly

People who don't have credit cards tend to be regarded, all other things being equal, as a higher risk than someone who manages credit cards responsibly.

The key is to keep your credit to manageable levels, make your repayments on time and, to save yourself money, don't use your credit card as a cash card apart from in an emergency!

Flexible Mortgage

Mortgages sold as flexible mortgages normally include features such as the ability of the mortgagor to overpay and underpay without penalty and to take payment holidays.

In theory, all mortgage variants might be tweaked by lenders to offer this type of flexibility. However you should be aware that you'll be paying for this to be the case and should only pay extra if you are likely to benefit greatly from the flexible aspects which you ask for.

Wigan is a town in Greater Manchester, on the River Douglas, 10 miles south-west of Bolton, 12 miles north of Warrington and 17 miles west-northwest of Manchester. During the Industrial Revolution Wigan experienced dramatic economic expansion and a rapid rise in population. Although porcelain manufacture and clock making had been major industries, Wigan became known as a major mill town and coal mining district. Coal mining ceased during the latter part of the 20th century.

Wigan Pier, a wharf on the Leeds and Liverpool Canal, was made famous by the writer George Orwell, In his book, The Road to Wigan Pier. A 20-minute car journey will take you to Fairy Glen valley with spectacular waterfalls and cliff faces.

Wigan Mortgage Broker Insider Tips

Instruct a solicitor even before your offer has been accepted.

If you instruct a solicitor at the earliest possible time, once your offer on a Wigan property is accepted, you will be ready to get things underway and the seller will see how intent you are on purchasing their property.

By being organised you are indicating to the seller that you should be able to complete in good time and the process will be as smooth as possible, thereby potentially increasing your chance of success.
