Watch out for cracking!

You need an expert to assess fully whether a crack is a sign of subsidence or not. It could been down to settlement after the property was built; these can appear a few years afterwards. Gaping cracks, separation and horizontal crack lines could be signs of other issues.

A RICS Homebuyer Report and a Building Survey will make comment about cracks if they see them and advise to get a Structural Engineer to give a more detailed report. RICS surveyors are not supposed to go into too much detail about cracks, even though they may have the professional experience to do so.

If you have a crack and are worried if it could be subsidence our Building Surveyor in London will confirm whether or not you need to get a Structural Engineer Report.
