Nicholas Chinn

Nicholas Chinn FRICS is a highly experienced chartered building surveyor who holds the highest RICS ranking (FRICS). He provides detailed survey reports throughout the areas of Hertfordshire and North London. He has has surveyed thousands of different types of property. He has extensive knowledge of properties in the areas he has surveyed.

Nick was employed as a quantity surveyor in both the public and private sectors of the profession before becoming a project manager with a residential developer in 1986. He has practised on his own account since 1989 and has been particularly involved in project management, the resolution of disputes, party wall matters and more recently the new home condition report.

Watch out for cracking!

You need an expert to assess fully whether a crack is a sign of subsidence or not. It could been down to settlement after the property was built; these can appear a few years afterwards. Gaping cracks, separation and horizontal crack lines could be signs of other issues.

A RICS Homebuyer Report and a Building Survey will make comment about cracks if they see them and advise to get a Structural Engineer to give a more detailed report. RICS surveyors are not supposed to go into too much detail about cracks, even though they may have the professional experience to do so.
