What happens when we survey a property?

You'll have a single point of contact at SAM, who will handle everything:
  • We'll arrange access with the estate agent or the seller, for your surveyor to get into the property.
  • Your surveyor will get the sales particulars and EPC from the agent.
  • Both Level 2 and Level 3 Home Surveys are non-intrusive, unless there is prior written consent from the seller and this is confirmed in the scope of work. This means they will inspect all accessible areas of the property but will not drill holes or remove flooring, secured panels or electrical fittings.
  • The surveyor will inspect for an array of defects, or in the case of a specialist survey, they will investigate a specific issue.
  • The surveyor will call you on the day of the inspection to run through any major issues.
  • The surveyor will prepare a written report detailing their findings, as well as flagging any parts of the property where access was limited - for example, if the buyer had stacked heavy items in the attic, preventing a proper inspection of the roof or gable wall.
  • If required works are discovered, your solicitor will negotiate with the sellers solicitor to adjust the price accordingly, using your surveyor's report.
