How to get a mortgage - or remortgage - in Fleet

Fleet in Hampshire County, located 36 miles south-west from London, is a town in the Hart district. Basingstoke is 10 miles to the west. Fleet has received many plaudits for being judged one of the best places to live in the UK by some industry experts: it is affluent, has a quaint High Street, a freshwater lake - Fleet Pond - and numerous open spaces around it.

Basingstoke Canal runs through Fleet and is very popular with walkers, cyclists and people fishing. You can also visit the ruins of King John's Castle at North Warnborough.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Unused credit cards and store cards? Cut them up!

Access to too much available credit that you don't use at all can negatively impact your credit rating. In other words, the difference between taking a small amount of credit on a card and then paying it off correctly is preferable to having the card but not using it at all. The best thing to do with credit cards and store cards that you don't use at all is to destroy them.

Conversely, you shouldn't 'max out' any one credit card – you are better off using less than 50% of available credit on any one card and taking on another one if you are maxing one out to spread your credit (ensuring that you pay down the card which you max out of course!). Additionally, dormant bank accounts which have good credit histories are best left open – these can benefit your credit score.

Interest-only Mortgage

Your repayments for an interest-only mortgage only go towards paying for the interest on the loan. The actual loan capital has to be paid off using one or more other investment vehicles, such as an endowment fund – it does not work like a repayment mortgage, where you develop an increasing equity in the property over time.

Interest-only mortgages are only open to commercial mortgage applicants, including, most notably, those looking to buy to let.

Mortgage Broker Tips for the Conveyancing Process

Buying a leasehold property? Request your vendor to get their management information pack when your offer is accepted.

Your solicitor needs to examine the leasehold management information very carefully as it deals with matters like service charges and how well the freehold has been run.

Very frequently the freeholder or managing agent may take weeks to compile and return the material which may form the basis of enquiries from your solicitor which in turn need to be answered.
