How can you avoid being gazumped?
Gazumping is still a persistent problem in England & Wales' property market. It's pretty awful to have set your heart on a property you've had an offer accepted on only for the seller to pull out before exchange of contracts. The question is, what can you do about it?
One possible solution is to get an Exclusivity Agreement with a non-refundable deposit. You agree one with your seller at the point you have your offer accepted and then the seller can't accept higher offers.
These can slow down the conveyancing process, however, as both your and the other side's solicitor will want to review exactly what's being agreed.
