Should you buy a leasehold property with a short lease?
Leasehold properties with short leases – i.e. anything less than 80 years – can sometimes be found on the market and are normally sold for much less than comparable properties with leases of more than 80 years.
You may be tempted to buy such a property but you should be aware of the following:
- you may find it very difficult to get a lender to provide you with a mortgage to buy the property or to remortgage it;
- if you don't manage to get the lease extended yourself, you may find the property very difficult to sell; and
- if the lease falls below 20 years and you've lived in your property for less than a year, you cannot take the 'formal route' to a lease extension; which means that you cannot ultimately guarantee that you'll get a lease extension.
