Although you're not required to book property searches if you're a cash buyer, you're still advised to do so. Property searches provide excellent information for your solicitor regarding their review of title. You should also bear in mind that when you come to sell, anyone buying with a mortgage will have to book them and 'forewarned is forearmed'.
At the very least, you should consider getting a Local Authority Search because this provides the greatest amount of information, particularly about matters such as planning and building regulation entries held by the local authority as well as any details of proposed road, rail and traffic schemes.
