Top tips for a Chatham Home Buyers Survey


Chatham is one of the Medway towns in North Kent in South East England and has a maritime history, having for 400 years (up to 1984) one of the largest naval dockyards.

It has excellent Georgian houses along Church Lane, New Road, Prospect Row and Mansion Row in and around the docks as well as in Brompton Village and large detached Victorian and Edwardian houses on Maidstone Road.

There are 2 and 3-bedroom Victorian terrace houses south of the High Street and plend of houses from the 1930s onwards including South Chatham's larged detached houses.

St Mary's Island is a new riverside village of modern houses, some of which have been designed with clapboard cladding in the New England style, and there are new flats overlooking the docks.

There are large modern detached houses in The Walderslade and Blue Bell Hill areas.

New build developments include detached bungalows in Cossington Road and detached houses in City Way.

The British Geological Survey has assessed the area of search as having moderate potential for natural ground instability. This does not necessarily mean there is cause for concern in terms of the property's stability. Active subsidence will be dependent on local conditions, such as the proximity of trees or areas where trees have been removed, which require an inspection of the site to identify the nature of the ground on which the property is built. The Royal institute of Chartered Surveyors provides guidance on what you can expect to have included in your survey report.

The main areas included in the inspection are assessments for signs of subsidence, testing for damp, a review of drains and a loft and roof space inspection.

Checks are also made to identify any signs of asbestos or infestation which may require further specialist checks.

Utilities are assessed and any recommendations made if any concerns about age and condition are identified.

Testing of equipment cannot be carried out as tests can only be carried out by qualified specialists such as plumbers or electricians based locally in Chatham.

The surveyor provides recommendations in the legal section of the report which should be passed to the legal adviser carrying out the conveyancing to ensure any necessary enquiries are raised with the vendor’s solicitor.
