Golders Green is an area which grew most in the late 19th century and is in Barnet Borough in northnorthwest London. Its development was spuirred further by the opening of the tube station in the early 20th century.

It technically contains Hampstead Garden Suburb with its fabulously-designed Lutyens houses (such as in South Square and North Square) in its roads of large detached houses in styles ranging from rustic cottages to Arts & Crafts to Art Deco to Queen Anne, in roads such as Winnington Road, Ingram Avenue and The Bishops Avenue.

Golders Green has many houses built in the 1920s and 1930s, particularly opf the detached and semi-detached variety. The streets around Childs Hill have some Victorian terraces and near Falloden Way you can find some Art Deco houses.

New build developments include The Beaumont on the corner of Helenslea Avenue and Finchley Road, which contains 24 apartments with a choice of 2, 3 and 4 bedrooms.

London.pngGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, incredibly important when you are considering buying a home in Golders Green.

Is a Mortgage valuation a defect survey?

When you buy a home with a mortgage your Mortgage Lender requires you to get a mortgage valuation to assess how much your property is actually worth. You have to pay for this survey and often you may think this is also a structural assessment to identify defects. Sadly the mortgage valuation is just for the mortgage lender which means you need to get your own independent survey of the property that's caught your eye in Golders Green to make sure there aren't any defects.

There is some confusion as the mortgage valuation is often referred to as a survey and so many buyers assume this is what is meant by 'have you done your survey?' It is important that when buying a property in Golders Green that you arrange your own HomeBuyers Survey that reports on defects or potential issues with the property. The two types of HomeBuyers survey to choose from are the HomeBuyers Report or the Building Survey. Buying without a survey could leave you exposed to any repair costs or defects that you didn't spot. The costs of underpinning a property due to subsidence run into the £10,000s so it is important to get a survey to check for this type of defect. Get your HomeBuyers Survey - call 0207 112 5388.
