As a rule, if you can fit the width of a 50p into a crack in a wall, it could be a sign of subsidence. The Surveyor will take samples in the property using a damp meter and assess the condition of the property to provide a report on whether they feel the property is affected by damp. Identify Infestations

Woodworm, mice, rats and ants are infestations that your don't want in your home. Your surveyor will look for visible signs of mouse droppings, damage to floor boards (when visible) and damage to wiring, carpets or skirting boards

Asbestos

Prior to its banned use, asbestos was a commonly used building material, particularly as part of cement products, floor tiles and roofing shingles. Asbestos was used for its durability and resistance to heat and is commonly found in artex ceilings, garage roofing and chimney stacks. Your surveyor will confirm if they suspect any materials in the property have asbestos and if so, suggest getting an asbestos surveyor to intrusively taking samples of the asbestos to confirm the type. A damp meter is used in a HomeBuyers Report Golders Green survey and the readings included within the report.

Golders Green is an area which grew most in the late 19th century and is in Barnet Borough in northnorthwest London. Its development was spuirred further by the opening of the tube station in the early 20th century.

It technically contains Hampstead Garden Suburb with its fabulously-designed Lutyens houses (such as in South Square and North Square) in its roads of large detached houses in styles ranging from rustic cottages to Arts & Crafts to Art Deco to Queen Anne, in roads such as Winnington Road, Ingram Avenue and The Bishops Avenue.

Golders Green has many houses built in the 1920s and 1930s, particularly opf the detached and semi-detached variety. The streets around Childs Hill have some Victorian terraces and near Falloden Way you can find some Art Deco houses.

New build developments include The Beaumont on the corner of Helenslea Avenue and Finchley Road, which contains 24 apartments with a choice of 2, 3 and 4 bedrooms.

Any property older than 70years/that has had the original fabric of the structure altered/or has a unique feature like a thatched roof is best catered for by a building survey.

The HomeBuyer Report comes in a standard format and anything that falls outside of that, such as an older property where the original build materials have decayed, won’t be adequately addressed and will require the bespoke nature of reporting that comes with a Building Survey.
