Top tips for a Yeading Home Buyers Survey

Yeading is an area of West London in Hillingdon Borough on the outskirts of London. It remained undeveloped until the 1920s and after the second world war, the Yeading Lane estate was built, which was redeveloped in the 1960s and 1970s.

You can find many semi-detached and terrace houses from this period in roads such as Owen Road, Barnhill Road, Kingshill Avenue and Atlee Road.

New build developments include the apartments in Hertford House, Taywood Road and the detached houses in Arcon Drive.

Properties in Yeading which are built in close proximity to the Yeading Brook, such as streets like Lothian Avenue and a section of Yeading Lane, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
When a surveyor is carrying out either a RICS building survey or a homebuyer report they will check that the heating works by turning it on and off. If they feel like there is a problem that needs to be amended they will advise you to seek advice from gas/heating contractor

A local gas company in Yeading is A M Gas and Plumbing, 124 Willow Tree Lane Hayes, UB4 9BL.
Raised levels of noise pollution from roads in the Yeading area mainly centre around the main road – A312, also affecting nearby streets such as Friar Road and Glencoe Road.

LondonGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a homebuyers survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are thinking of buying a property in Yeading incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the HomeBuyers Survey flags up any of these defects in your property in Yeading then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property has subsidence, or any other defects then you MUST get a HomeBuyers Survey as the costs for repairing the defects can run into thousands of pounds. If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

How long does it take to compile a survey report?

On the day of the inspection the surveyor will attend the property and complete your chosen survey; either a HomeBuyer Report or Building Survey. Once they are back in the office the same evening they will give you a call to run through any major issues found during the inspection (some surveyors don't offer this service however with us this comes as standard).

The surveyor will then email the report to you five working days after the survey has taken place. If the surveyor feels the report is going to take him longer to type up due to the detail included then they’ll advise you of when the survey report will be made available.
