About Buying a home in Aldershot

Aldershot is a town in Rushmoor Borough in Hampshire and forms a loose conurbation with Farnham, Farnborough and Camberley. It has a famous statue of the Duke of Wellington, on Round Hill behind the Royal Garrison Church. It also has an observatory on Queen's Avenue. It has strong associations with the military - indeed it has been termed 'the home of the British army - and is where the Gurkha Brigade are based.

Some 1 in 10 people out of Aldershot's population of 90,000 are Nepalese. The Aldershot Military Museum in Queen's Avenue is a visitor attraction and is particularly popular with young children. The Alpine Snowsports Centre in Gallway Road is also an excellent and popular diversion for the whole family.

Fast Conveyancing Tips

If a family member or friend is providing you with any of the finance towards your home purchase in Aldershot, make sure your solicitor has all the information in good time.

If there is a loan or a gift, your solicitor may need proof of funds, relevant documentation and a proof of ID. If they do not have this, you may find yourself ready to exchange but not able to go ahead. Furthermore, your mortgage lender may not be happy to lend where there is an unregistered interest (i.e. the financial interest of your relative or friend) over the property.

They will want to know if this is going to be a gift or a second registered charge. As you can see this is prone to getting complicated and can affect whether or not you decide to proceed. If you can get everything underway and sorted out as soon as possible, you will be in a better position to make an informed decision from the outset.

Conveyancing Costs in Aldershot

The solicitors' fees for buying a home vary dramatically depending on whether you Conveyancing-Costs.pngapproach an online conveyancing solicitor, a high street conveyancer or a solicitor introduced by your estate agent.

The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:

For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).

For sellers: office copies, title plan and management information (if selling a leasehold property).

It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen solicitor or conveyancer.

Which property searches do you need?

With a home purchase potentially being one of the largest investments that you may make, the last thing you want is to find out there are any potential risks or threats to your property and its surrounding area. These could include preservation order, flood risks, radon gas seepage, drainage issues or smoke orders.Water and Drainage Search

Therefore we always recommend that you book searches from the Rushmoor Borough Council. At the very least your should order the local authority, drainage, environment and chancel repair searches.

These searches may in turn flag up some additional searches such as HS2, flood and mining reports. Your solicitor can advise you on this.
