Managing Director & Solicitor
About Joanna
Joanna (Joanna Carolyn Botley) is the founder and Managing Director of Lease Law. She is a highly respected Solicitor who has specialised exclusively in landlord and tenant property law for over 15 years. Widely recognised for her technical expertise in leasehold legislation, Joanna advises freeholders and leaseholders nationwide on complex enfranchisement matters, delivering practical, high-value strategies with exceptional client care.
Joanna completed her professional legal training and was officially admitted to the Roll of Solicitors on 15 August 2005, regulated under SRA number 340919.
Focusing her career entirely on residential leasehold reform, she spent years building a reputation as a leading expert in the field. To provide clients with a highly tailored, specialist service unencumbered by traditional law firm structures, she established Lease Law in 2014. Under her strategic leadership, the firm has grown into a premier niche practice praised for its transparency and technical competence.
Joanna’s practice is built on a proactive, transparent approach that cuts through complex property jargon. Understanding that leasehold issues can be stressful and financially significant, she ensures that costs, statutory deadlines, and strategy are clearly communicated from the outset. Her deep legislative knowledge allows her to finalise complex enquiries efficiently, giving clients total peace of mind throughout their property transactions.
Areas of Expertise
Joanna handles a sophisticated portfolio of contentious and non-contentious leasehold matters. She has extensive experience representing clients in negotiations and before the First-tier Tribunal (Property Chamber). Her core specialisms include:
- Lease Extensions: Advising leaseholders and freeholders on both statutory (formal) and voluntary (informal) lease extensions, ensuring asset values are maximised and protected.
- Collective Enfranchisement: Guiding groups of leaseholders through the complex legal architecture required to buy the freehold of their building collectively.
- Right to Manage (RTM): Assisting flat owners in successfully taking over the management of their buildings from landlords or developers to control service charge costs.
- Freehold Disposals & Right of First Refusal: Advising landlords on the strict statutory procedures required under the Landlord and Tenant Act 1987 when selling freehold interests.
It was a pleasure dealing with Joanna...
...& Daniella from Lease Law Limited. Joanna is an extremely knowledgeable solicitor who always kept us informed and always acted in our best interests when dealing with the Crown Solicitors in this complex case. Would highly recommend this firm and in actual facts have already done so to other landlord friends.
