How to get a mortgage - or remortgage - in Bagshot

Bagshot is a large village in Surrey and close to the border with Berkshire. It traditionally was a staging post on the road connecting London with places like Southampton and the West Country. There have been settlements in the area since pre-Roman times.

It has five churches, one of which is St Anne's Church which is 120 years old and built in the Gothic Revival style. Much of the land to its immediate west and north west is owned by the Ministry of Defence.

It is pleasantly located in the midst of green belt.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Think carefully before applying for credit

You should always bear in mind that if you fail in your application for credit, this will lower your credit-worthiness such that if you make another credit application soon after, you'll be less likely to succeed.
Repeated failed applications can greatly harm your credit score; you should be prepared to wait, ideally for 6 months, before making another application when you've had one turned down.
Top Mortgage Lenders

Mortgage for self-employed

Self-employed mortgages are more of a challenge to be granted by lenders because of the need for a bank to be assured that you have a regular income flow. It's highly unlikely that you'd be granted a self-employed mortgage if you've been trading for less than a year and things only become considerably easier when you've been in business for 3 years.

There are, however, an increasing number of self-employed mortgages available, and an independent mortgage broker can greatly assist you in finding the right one and one which gives you the greatest chance of success in application. They normally require you to provide at least 2 years' worth of company accounts, SA302s or tax returns and possibly evidence of future work lined up. Mortgage Broker Tips for the Conveyancing Process

If your home purchase in Bagshot is being financed with the help of family and friends, making sure your solicitor has all of the information in good time can speed up the conveyancing process.

Your solicitor will need proof of funds, ID and relevant documentation where there is a loan or a gift. Without these documents, you may not be able to exchange until your solicitor has them in his hands.

Even then, a mortgage lender may be unwilling to lend where there is an unregistered interest, i.e. the financial interest of this third party, over the property.

As things can get so complicated, it is important to get things sorted out from the outset so your solicitor can get working on it as soon as possible.
