Be wary of fraud

Identity fraud is on the increase and can seriously damage your credit score. This is another reason to check your credit file regularly: in the searches section particularly, you should examine it to see if there's any which you don't recognise (double-check with the named lender).

If you think you've become a victim of identity fraud, you should report this to Action Fraud.

Bridging Finance

Bridging finance is short term funding which is strongly connected to buying homes and the property market. It can be used to:

  • Bridge the finance gap between selling a property and purchasing another;
  • Help buy dilapidated properties to 'do up'; and
  • Help buy auction properties.
As with all loans, you need to convince lenders that the money will be repaid and you'll only normally get bridging finance if the loan is secured against other commercial or residential properties.

If you are eligible, you can normally arrange bridging finance relatively quickly. It is set up on a bespoke basis and is invariably relatively expensive.

Chelsfield, a large village in south-east London in the Borough of Bromley, was recorded in the 1086 Domesday Book and consists of the historic Chelsfield Village and New Chelsfield – the latter dates from the first half of the 20th century when the Waring family sold some of its estate. Some parts of the local St Martin of Tours parish church date back to the 12th century.

It's now largely a commuter town because of its excellent communications with Central London. Attractions and landmarks include the Bethlem Museum of the Mind, the Chislehurst Caves, the Churchill Theatre and Down House (Charles Darwin's residence).

Chelsfield Mortgage Broker Insider Tips

Consider booking your searches as soon as you have an offer accepted

If you're buying a property with a mortgage, your lender will normally expect you to book four standard property searches (local authority, environmental, chancel indemnity and drainage) and you are advised to get searches anyway so you have as much information on your property as possible.

Although you could choose to delay getting your searches to space out your conveyancing-related payments, you are more likely to save time on your conveyancing if you do not.

Your solicitor needs the information detailed in the searches as part of their extensive checks on the property you're looking to buy. As soon as they have this, the quicker they can carry these out and the sooner you'll be able to exchange contracts with the vendor, all going well.

Should you or the vendor choose to pull out of the sale for any reason, the searches can be sold on to any other prospective buyer of the property in question.
