Don't 'put all your eggs in one basket' by maxing out just one credit card

Apart from the negative impact on your credit score that maxing out can bring if your credit ratio is too high, maxing out just one credit card can curtail your ability to respond to an emergency.

This might occur, for example, if your car breaks down unexpectedly and you have to pay for a mechanic. A good strategy is to hold at least one other spare credit card for purposes such as this.

Bridging Finance

Bridging finance is short term funding which is strongly connected to buying homes and the property market. It can be used to:

  • Bridge the finance gap between selling a property and purchasing another;
  • Help buy dilapidated properties to 'do up'; and
  • Help buy auction properties.
As with all loans, you need to convince lenders that the money will be repaid and you'll only normally get bridging finance if the loan is secured against other commercial or residential properties.

If you are eligible, you can normally arrange bridging finance relatively quickly. It is set up on a bespoke basis and is invariably relatively expensive.

Cricklewood is an area of north-west London, is split between the boroughs of Barnet, Brent and Camden and is 5 miles north-west of Central London. There is a bustling shopping area in Cricklewood Broadway, centred on the Edgware road and there are two conservation areas: the Cricklewood Railway Terraces and the Mapesbury Estate.

You can see some excellent theatre in the Tricycle Theatre in the locale and Hampstead Heath open space is within easy reach.

Cricklewood Mortgage Broker Insider Tips

If a family member or friend is providing you with any of the finance towards your home purchase in Cricklewood, make sure your solicitor has all the information in good time.

If there is a loan or a gift, your solicitor may need proof of funds, relevant documentation and a proof of ID. If they do not have this, you may find yourself ready to exchange but not able to go ahead. Furthermore, your mortgage lender may not be happy to lend where there is an unregistered interest (i.e. the financial interest of your relative or friend) over the property.

They will want to know if this is going to be a gift or a second registered charge. As you can see this is prone to getting complicated and can affect whether or not you decide to proceed. If you can get everything underway and sorted out as soon as possible, you will be in a better position to make an informed decision from the outset.
