Use your credit card wisely or get one if you don’t have one

You will appear more trustworthy to lenders if you have a credit card and pay it off regularly. If you don’t have a credit card at all, lenders have no evidence of you making timely repayments and so are less likely to lend to you.

Not managing a credit card well can has a huge effect on your credit score. Ensure you are keeping it at manageable levels, paying it off regularly and don’t draw cash from it.

Capped Mortgage

A capped mortgage is a type of variable mortgage in which the repayments can only increase so much. The variable element of a variable rate mortgage is the interest rate, so with a capped mortgage your interest rate can only reach a certain level.

Your repayments can go down as the Bank of England base rate varies, but you have the security of knowing they wont increase past a certain value. It is worth noting that the cap tends to be high, so make sure you can afford your maximum rate, should it reach it.

Cromer is a seaside town in Norfolk. It is 23 miles north of Norwich, 4 miles east of Sheringham and is on the coast of the North Sea. Evidence for a settlement on the towns current location dates back to 1262 in a person’s will.

The town is known for being a coastal resort and has been so since the early 19th century. It was thought that taking time out by the sea had healing qualities and hence the increase in the towns popularity. The Cromer crab brings tourists to the town and is a major source of income for fishermen in the area.
Landmarks include the coastal cliffs, the Pier, the Church of St Peter and St Pauls and the Hotel de Paris. The Gothic Revival style Cromer Hall is also a notable building, built in 1829.

Cromer Mortgage Broker Insider Tips

Selling your property? Complete all the required property forms and collect all the required information and return it to your solicitor as soon as possible.

As a seller, the best way you can save time in the conveyancing process is by getting all the information your solicitor needs to them as soon as possible – your tasks are 'front-loaded'!

Anyone buying or selling a home firstly has to prove their ID to the solicitor representing them but a seller you have to complete property information and fixtures and fittings forms (as well as a leasehold information form, if relevant) and return them to your solicitor along with your original title deeds and other relevant information.

This may seem a lot to do, but once you've finished these tasks to the best of your ability, your solicitor can fully devote themselves to making the remaining conveyancing process run efficiently.
