Can't get on the UK electoral roll? Add proof of residency

If you can't be on the UK electoral roll, you should send all three of the main credit reference agencies proof of residency, e.g. utility bills, a UK driving licence etc., and ask them to add a note to verify this.

Interest-only Mortgage

Interest-only mortgages are not open to residential home buyers but are an option available to those who are buying to let. Your monthly payments are directed towards paying off the interest on the total loan: nothing is put towards the capital, which must be paid off in full at the completion of the mortgage period.

You have to pay more interest overall than for a repayment mortgage as the capital sum does not decline during the mortgage term. However monthly repayments are normally cheaper.

Forest Hill Mortgage Broker Insider Tips

If you're buying, getting a structural assessment (Building Survey) of your property in Forest Hill from a RICS Surveyor is key and can save you £1,000s by highlighting defects that can be shared or negotiated with the seller.

All too often buyers choose to not get a Building Survey thinking that their Mortgage Valuation will cover them for this. Sadly the mortgage valuation doesn't highlight structural defects or risks.

Once you realise this and then choose to get a Building Survey you may find that you are pushed to get this done in time for exchange of contracts because you have waited so long. This is especially annoying as your conveyancing solicitor needs some of the information from the survey to complete your legal work.

The best advice for fast conveyancing in Forest Hill is to book your Building Survey at the same time as you instruct your conveyancing solicitor

Surveyors are in high demand at the moment and bookings can often take 7 to 10 days and then the report 3 to 5 days after that so the sooner you book, the quicker you'll know if there are any defects with you property - plus you'll be set for a fast conveyancing completion!
