How to get a mortgage - or remortgage - in Norwich

Norwich is the only city in Norfolk County and is its county town. It hosts various beautiful buildings and sites, landmarks and attractions include the Octagon Chapel, St Peter Mancroft church, Surrey House and the brutalist ziggurats of the University of East Anglia.

You can view works by luminaries such as Bacon, Moore and Giacometti at the Sainsbury Centre for Visual Arts and watch an excellent theatrical performance at the Theatre Royal, a 1930s playhouse.

The mortgage application process has 4 stages regardless of which mortgage lender you use:

  • Approval in principal (AIP)
  • Mortgage in principal (MIP)
  • Mortgage valuation
  • Mortgage Offer

Mortgage Broker Tip

Don't apply for credit unless you absolutely need it

While taking up a small amount of credit and paying it back on time is helpful for improving your score if you've not had credit before, as a general rule you should not use credit to pay for something unless you absolutely need to.

Each time you apply for credit, a hard inquiry is made into your credit worthiness and of itself this negatively impacts your credit score. So one way to keep your score higher is to limit these hard inquiries. Besides, if you can afford to pay for something outright, you'll avoid having to pay out extra in the longer term in interest payments.

Remortgage

When you already have a mortgage in place, there are various reasons why you might want to renew your mortgage or change providers. This is called getting a remortgage. You might have come to the end of a fixed interest term period, for example, and be seeking a new fixed interest term rather than going on to your lender's standard variable rate, or you might want to get a lump sum to carry out a loft conversion.

Mortgage Broker Tips for the Conveyancing Process

If a family member or friend is providing you with any of the finance towards your home purchase in Norwich, make sure your solicitor has all the information in good time.

If there is a loan or a gift, your solicitor may need proof of funds, relevant documentation and a proof of ID. If they do not have this, you may find yourself ready to exchange but not able to go ahead. Furthermore, your mortgage lender may not be happy to lend where there is an unregistered interest (i.e. the financial interest of your relative or friend) over the property.

They will want to know if this is going to be a gift or a second registered charge. As you can see this is prone to getting complicated and can affect whether or not you decide to proceed. If you can get everything underway and sorted out as soon as possible, you will be in a better position to make an informed decision from the outset.
