- One of the conditions that a lender imposes on a buyer buying a property with a mortgage is that the buyer must purchase a local authority search. Additionally, cash buyers often buy this search for their own peace of mind.
- The local authority search takes the longest to be returned; anything from 1 week/10 days to 6 weeks and beyond sometimes.
- A seller can therefore pre-empt this by buying their own local authority search, which they can then sell onto a prospective buyer.
- They also benefit by being notified of any planning orders etc.
