Mortgage Terms and Conditions

SAM Conveyancing has hand selected mortgage brokers to work on their panel based on their professionalism, ability to meet with the client's needs and their general helpfulness. With your consent, we introduce you to one of our panel Mortgage Brokers to provide you with a selection of Mortgage Products & Services (‘Services’) for from a selection of Mortgage Lenders.

After your consent is given on instruction for a mortgage consultation we will provide the following personal details to your our panel mortgage broker:

  • Full name
  • Home address
  • Email
  • Contact number
  • Income information
  • Copies of ID sent to us such as passport or bank statements

Your mortgage broker will handle your personal data in accordance with the current data protection laws.

All our Mortgage Brokers are authorised and regulated by the Financial Conduct Authority (FCA). If you are happy to do so, you will apply for a mortgage directly through your Mortgage Broker and pay for their service direct. Your Mortgage Broker acts independently to us to provide you with Services.

SAM Conveyancing isn’t a Mortgage Broker or Mortgage Lender, and doesn’t provide advice or sell any Services. SAM Conveyancing is an introducer to your Mortgage Broker. The mortgage broker pays SAM Conveyancing a marketing fee for introducing you; however this is paid by the Mortgage Broker, not you and it doesn’t affect your Service.

How does the 'Free Mortgage Consultation' work?

SAM Conveyancing has negotiated a FREE Mortgage Consultation with all our panel of Mortgage Brokers. This allows you a free mortgage consultation to discuss your specific requirements and provide mortgage opportunities for the Service being requested. If you want to proceed with a formal mortgage application through your Mortgage Broker, then a mortgage application fee maybe payable. If there is a fee to pay for your mortgage application, it will be explained to you at the point of discussing your mortgage options.

You can disengage the services of your Mortgage Broker prior to making a formal application and no fee will be levied.

About You

Your Mortgage Product provided by your Mortgage Broker is based on the information you provide your Mortgage Broker, so if the information you provide is incorrect or changes please let your Mortgage Broker know so they can provide you with a correct Mortgage Product.

Please note that:

  • You should be 18 or over
  • Mortgage Fraud is a criminal offence. Do not commit Mortgage Fraud.
  • If you do not pay your mortgage repayments, your property could be repossessed.
