Merseyside is a metropolitan county in North West England and includes the metropolitan boroughs of Sefton, Wirral, Knowsley, St Helens, Birkenhead and the city of Liverpool. Adjacent counties include Lancashire, Cheshire and Greater Manchester. It's divided into 2 parts by the Mersey Estuary, with the Wirral on the west side of the estuary and rest on the east side. Linking the two sides are two Mersey Tunnels, the Mersey Ferry and the Mersey Railway.
There are two main motorways passing through the region; the M62, which connects Merseyside to various conurbations on an east-west axis, including Manchester, Halifax and Leeds, and the M6 which passes to the east of the region. There are number of spur motorways in addition. Merseyside hosts the international John Lennon Airport.
There are 3 universities in the county; the University of Liverpool, a member of the prestigious Russell Group of Universities, the Liverpool John Moores University and Liverpool Hope University.
Merseyside hosts a number of prominent football teams, including Liverpool, Everton and Tranmere Rovers.
Liverpool city has many attractions including the Cavern Club, the Albert Dock for art, the Anglican Cathedral, the Catholic Cathedral (known locally as the Wigwam because of its shape), Pier Head and the Mersey Tunnels. St Helens Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
What does a solicitor do for you when buying a property?
Your solicitor's main job when you're buying a property is to review the legal title and find out if there's any issues which could stop you buying the property or reselling it in future.
To do this, your solicitor studies the deeds and title, inspects local council property searches and acts on any significant findings from your home buyers survey, if you've had one done (always recommended). They send enquiries to your vendor via their solicitor and continue to do so until satisfied with their responses.
