Selling or buying a home with our North West London Conveyancing Solicitors
North West London ranges from inner London areas such as St John's Wood and districts close by, to the north of the Marylebone Road, to suburbs on the border with Hertfordshire, such as Edgware. It's a diverse area, ranging from highly affluent enclaves such as St John's Wood to more cosmopolitan areas such as Harrow and Wembley.
Connections in and around the area are excellent, with mini-hubs such as Willesden Junction. It boasts the tube station with the highest elevation on the entire system – Mill Hill East – and the Royal Air Force Museum in Colindale. The Wembley complex is well-known worldwide; the stadium has been redeveloped with a distinct decorative arch which can be seen from miles away from many parts of London.

North West London benefits from Heathrow Airport being relatively close by and accessible by a fast direct rail route from Paddington (as well as by the Piccadilly Line on the tube). It has the M1 running through it and the A406 North Circular as well as other trunk roads such as the A1. There are numerous overland and tube stations and many red London bus routes (the latter for more local travel) and there are also coach services to larger destinations which start from Victoria Coach Station.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.
Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

What are the conveyancing costs?
North West London Conveyancing Solicitor fees dramatically vary depending on whether you approach an online conveyancing solicitor, a high street conveyancer or housing solicitors introduced by your estate agent.
The actual conveyancing costs, outside of the legal work, should be fixed as they are set including:
For buyers: stamp duty, land registration, property searches, ID searches and leasehold charges (if buying a leasehold property).
For sellers: office copies, title plan and management information (if selling a leasehold property).
It is important to make sure when budgeting the costs of moving home that you factor in all of the above conveyancing costs and ensure you get a fixed fee conveyancing quote from your chosen local solicitors or licensed conveyancer.
Whether you're a cash buyer or buying with a mortgage solicitors are key to the whole process, making the right choice critically important.

Can you have a pet in a leasehold property?
As a freeholder, you have no restriction on whether you can have a pet in your property assuming it isn't something like a pet tiger! However you shouldn't assume this is okay if you're buying a leasehold.
As a leaseholder you are effectively still a tenant but with a much longer term than if you were renting and leasehold agreements often have what are called restrictive covenants which may prohibit the keeping of pets (dogs and cats rather than goldfish!).
The challenge you face is that you might only find out about such a restrictive covenant quite far into the conveyancing process - at the legal enquiries stage - when your solicitor examines the leasehold contract.
Sometimes a freeholder can be persuaded to consent to waive the particular clause - your solicitor organises what is known as a deed of variation - but there's no guarantee and if you choose to go ahead regardless, you might ultimately risk a court ordering you to remove the pet from the premises.
