Which Property Searches Do You Need?
Buying a home is a huge investment. The high value of the property should indicate the degree of care needed to investigate if there are any risks or threats to the property and the surrounding area that could affect the value of your investment.
Ordering searches from the Shropshire Council is the best way to reveal if there are any hidden secrets or possible issues with the property. These can include pollution, subsidence, planning permissions, preservation orders, radon gas seepage, liability to pay money to the church for disrepair and flooding risks.
We always recommend you book at least four searches; environmental, local authority, drainage and chancel repair. These may flag up additional recommended searches such as Mining, HS2 and Flood Risk Report which your solicitor can advise you on.
